John Harcourt is a seasoned real estate professional leading the European business at Kajima Properties. As Managing Director, and sitting on key European boards, he is instrumental in shaping the company’s strategic direction and growth across the continent.
He oversees Kajima’s investments, developments, and partnerships across all sectors. Under John’s leadership, Kajima has steadily grown its scope, ambitions and achievements, building a diversified portfolio across the UK and mainland Europe that delivers strong, consistent returns. With a background in development, John focuses on scaling Kajima’s operational platforms and unlocking value-add opportunities, balancing momentum with robust risk management to maximise investor returns.
Prior to joining Kajima in 2008, John was a Director at BNP Paribas. He is also a member of the Royal Institution of Chartered Surveyors (RICS), reflecting his commitment to maintaining the highest professional standards in the real estate industry.

Daniel Bumpstead
Daniel Bumpstead is the Head of European Investments at Kajima Properties, where he has been a pivotal leader since joining the firm in 2018.
Daniel is responsible for steering all investment and development decisions and shaping the firm’s overarching investment strategy. Throughout his tenure, the European business has expanded from three to eight markets, significantly broadening the firm’s presence across the continent. Over the past six years, he has overseen the development of 3,500 student beds, 2 million square feet of logistics space, and more than €1 billion in sales.
In addition to his leadership role, Daniel serves on the Kajima Properties Europe Board. Before joining Kajima, Daniel had a successful tenure at JLL in London and Prague, where he held key roles within the European Capital Markets team.

Tim James is a highly experienced investment professional with over 20 years’ experience in direct UK real estate across office, industrial and retail sub sectors. Tim has significant market penetration and relationships with c. £2bn of investment acquisitions and disposals within fund management and investment agency businesses.
Multi strategy track record within leveraged closed end private equity funds and open-ended Pension funds at Columbia Threadneedle. Select Fund I and II combined performance c. 35% property level IRR and 1.9x equity multiple. C. £500M of investment acquisitions and disposals for UK investment manager with realised property level performance of >20% IRR within 5-year time horizon. During his career he also took responsibility for £5bn AUM for a UK REIT which included high profile London assets including 20 Fenchurch Street.

Her career spans senior finance roles in both private and institutional real estate sectors, with expertise in financial reporting, budgeting, project finance, and process improvement. Since joining Kajima, Anuja has played a pivotal role in financial oversight and growth strategy, rising from Senior Financial Controller to Finance Director in 2024. Anuja is highly regarded for aligning finance functions with broader commercial goals, enhancing operational efficiency, and contributing to long-term business success.

Jan Trybulski
Jan Trybulski is Investment Director and Head of Poland at Kajima Properties, where he leads the company’s strategic growth and operations across Central Europe. Working closely with Kajima’s logistics, living, and renewables teams, Jan plays a pivotal role in expanding the project pipeline and strengthening the company’s presence in the region.
Jan joined Kajima from Griffin Capital Partners, Kajima’s joint venture partner in both the renewables sector and the student accommodation sectors. At Griffin, he was instrumental in creating and managing Resi 4 Rent, Poland’s largest institutional rental housing platform, and supported the development of logistics and renewables portfolios.
With a background in banking and an MSc in Business and Economics, Jan has a wealth of experience and a strong network within Poland’s real estate and investment landscape.
