A New Era of Sustainable Office Design in Fitzrovia
Kajima Properties Europe (KPE) has officially broken ground on the transformation of 16 Berners Street, a landmark refurbishment project in the heart of Fitzrovia. The development is poised to become a model for environmentally responsible office design, blending cutting-edge architecture with principles of the circular economy.
Designed by Gibson Thornley, with sustainability consultancy from Max Fordham LLP and construction led by Curo Construction Ltd, the project is a bold step forward in ESG-led development.
The refurbishment retains 70% of the existing structure, significantly reducing embodied carbon. Reclaimed materials and innovative reuse—such as steel salvaged from decommissioned oil rigs—are central to the project’s low-impact approach.
The redevelopment will deliver 35,000 sq ft of premium office space—20% more than the original footprint—featuring a new façade and high-performance design tailored to modern workplace needs.

Scheduled for completion in 2026, 16 Berners Street will join KPE’s growing London office portfolio, which includes 77 Coleman Street and 27 Soho Square.
